Parcels B and C of the Fitzroy Gasworks precinct have received planning approval, enabling the delivery of 1,052 new high-quality, mixed-tenure homes at the landmark inner-north Melbourne site. 

Announced by the Honourable Harriet Shing MP, Minister for Housing and Building and Minister for Development Victoria and Precincts, the planning permit approval enables the first stage of construction to commence in the first half of 2026. 

Assemble is managing the delivery of the project on behalf of capital partners AustralianSuper and HESTA and in partnership with development partners, Milieu and Hickory and housing partners, Housing Choices Australia and Aboriginal Housing Victoria.  

The consortium was awarded the project by Development Victoria in October 2024 following a competitive tender process.

The first stage of the project includes Assemble’s delivery of 513 build-to-rent homes on Parcel B, with the subsequent stage including 539 build-to-sell homes on Parcel C by Milieu, and across both Parcels 206 new much-needed social and affordable homes will be delivered.

Construction on Parcel B is expected to commence in mid-2026, with Parcel C to follow in mid-2027.
