Founded in 2010 in Melbourne, Assemble began as a housing developer with a focus on delivering well-designed, sustainable and affordable homes.
This early vision continues to guide today's work. Under institutional ownership and adopting strong partnership principles, Assemble is scaling housing investment on behalf of a range of institutional investor clients.
Assemble's innovative investment models are designed to deliver large-scale investment opportunities for our partners and, in so doing, deliver more housing supply and choice for more Australians.

Completed in 2022, 38 Albermarle Street, Kensington established a benchmark for sustainable, well-designed and affordable housing close to employment, transport and essential services.
In 2018, Assemble developed its ‘Purchase Pathway’, or Build-to-Rent-to-Own model which supports aspiring moderate-income homeowners into secure, well-designed, affordable housing with the rent and purchase price of their home fixed for up to five years. Beginning with the award-winning 38 Albermarle Street in Kensington, Assemble has since completed 442 homes across three assets under this model, supporting many households to realise their goal of home ownership.

Completed in 2024 and Assemble's first project backed by capital partner AustralianSuper, 15 Thompson Street comprises 199 apartments and contributes an active ground plane with publicly accessible green spaces and retail tenancies back to the neighbourhood.
In 2020, AustralianSuper, Australia’s largest industry superfund, took a cornerstone ownership share in Assemble.
In 2021, Assemble established its partnership with Housing Choices Australia to deliver new social and affordable homes at scale. The partnership has supported Assemble’s ability to make social and affordable housing assets investible for its investor clients, with its current portfolio and forward pipeline now including over 4,000 social and affordable homes.
Among these assets is Swift Walk, located at 402 Macaulay Road, Kensington, delivered on behalf of capital partner HESTA. Completed in October 2025, the asset provides secure, professionally managed rental homes suitable for a diversity of residents including young, old, singles, families and retirees, and for a spectrum of household incomes including essential workers such as nurses, aged-care workers, early childhood educators, cleaners and delivery personnel.

Delivered on behalf of capital partner HESTA and in partnership with Housing Choices Australia, Swift Walk, Kensington includes 272 social and affordable homes alongside new green spaces and community infrastructure.
National footprint
In June 2024, AustralianSuper and HESTA become equal majority owners of Assemble. supporting the organisation’s expanded capabilities as an end-to-end housing business with expertise across investment, development, construction, finance and asset operations.
Assemble's current asset footprint includes assets in operation, as well as those in development or planning phases, totalling close to 8,000 homes, including over 4,000 social and affordable homes. This footprint spans all Australian states and territories except the Northern Territory and Tasmania.


Completed in January 2025 and backed by capital partner AustralianSuper, 4 Ballarat Street, Brunswick features 171 homes alongside shared spaces including the shared rooftop with outdoor dining, dog run and multi-purpose rooms.
