What it is

At Swift Walk, Kensington eligible households can access reduced rent, set at 25% below the market rate for the same home. The Australian Government helps cover the difference between what you pay and the market rate.  

We match homes with tenants based on income, making sure they go to the households who qualify with options for a range of circumstances like families, singles and housemates. 

The aim is simple: reduce rental stress by offering fair access to well-designed, secure and professionally managed homes. 

Eligibility

Who it's for

Reduced rent homes at Swift Walk are available to households who meet income eligibility criteria published by Housing Australia.

This includes key workers, single parents, early career professionals or anyone finding it difficult to rent near work because of income.

The eligibility criteria is simple

You may qualify if:

  • You have appropriate residency status and are at least 18 years of age
  • Your Gross Income its equal to or less than the income threshold, based on who lives in your home (aka household composition)
  • You have a good rental history or, if you're a new renter, good character references
  • You don't currently own residential real estate.
Income limits depend on household size

Income limits depend on household size. For the year August 2025 – July 2026 Your household's total income must not be greater than: 

  • Single person household 
    $73,317 
  • Couples or 2 singles 
    $109,976 
  • Single Parent Family* 
    $115,000 
  • Family or shared group 
    $153,396 

These bands are set annually based on median household income data provided by the Australian Bureau of Statistics. 

*This is a sub-category offered by Assemble, within the Government income bands. 

Rent as a % of your income is a qualifying factor

We also check that your rent won’t exceed 30% of your income – a common benchmark for avoiding rental stress.

Applications are assessed individually, so there’s flexibility built in. 

Over the income limit? You still belong here

Even if your household income exceeds the income limits, you can still join a community that welcomes people from all walks of life.
